We first talked to Laura. Laura lied and said that if we were pre approved then we could see properties, all properties were for rent for one years term, and that only cash of certified check would hold the property. By the way that is exactly what their website says and so do the specs they handed us--hard not to be a liar if you don't stand by that right? Watch this---We were pre approved. Flew all the way into Auburn, had an appointment and all. When we arrived this morning, only one property could be seen--although the properties were vacant, however, the supposed landlords would not give permission to be entered--absolute lie opposite from what we heard from Laura. We decided on one property and called to say we were on our way in with the cash and ready to sign the one year lease. We spoke again with Laura--remember Laura--she is the one who misrepresented everything from the beginning. Laura then said that the company had just taken an applications for FOUR MONTH and NO MONEY DOWN, we were not allowed to rent. Obviously this is going to end up at the realty board and when we settle it will be my first lawsuit--kinda cool to find that Laura has no character and that so many other people have found the same thing.
There are a whole host of posts on the net about these people being liars. Well folks, these people have no character and they are liars.
This afternoon we have spoken with other realty companies in the area--we will be. Guess what the other realty companies say--yup Huber Property Management has no character and they lie. Usually one doesn't hear that from other companies--this should be fun to watch.
Huber Property Management preys on low-income, young renters that are not legally knowledgeable enough to know their Renter's Rights. My son, who has Asperger's, lived there and several negative events occurred: They were asked to fix the AC immediately (after the 1st day, the plug exploded from the wall), and during his 7 months there, did not fix it-The carpets were filthy and there were many patched holes upon move in that they charged back to him when he moved out. Once, they called and demanded rent as they said he bounced a check! This was not the case, but after many calls to the bank and loads of stress, we found out the the accusation was totally fictitious!! When he moved out, we left a good quality microwave that was given to us as a 'pay it forward' gesture since the frig there was left for us-We also left a couch and cabinet out front borrowed from friends who had lent them. We had the carpets, blinds and whole apartment cleaned spotlessly, and Huber charged $750 for removal of the micro, anything left in the regular trash as well as the couch/cabinet that was there for his friends to take back-Huber charged $750 to remove those 3 items, and had the nerve to list this $750 for 3 hours work!! Really? As the cleaning person said, "It does not matter how clean this place is when you move, or if you moved in at all, Huber will NEVER refund your deposit!"
Excellent Property Management Company – We just finished our lease with Huber Property Management in Auburn, CA, and we we had an outstanding experience with them . They were meticulous, organized, and direct. Although there were a few fees that we didn't like ($90/pet "administrative" fee, $40/month sewer fee), these were not surprises, so we had the option beforehand. During the lease, they did not once bother us. We paid our rent on time and they left us in peace. The check-out process was very stringent: they have a very long list of expectations. However, we followed the list and we received our entire deposit back. They even let us stay one extra night and only charged 1/30th of our regular rent. Very fair. Most of our interactions were with Laura- she is very kind, helpful, and extremely friendly. Jan did our walk-through and was extremely fair with the two items that needed extra work- she gave us the option to check out the keys and correct them at no extra cost. If you are straight with them and maintain reasonable care of your rental, they will treat you with dignity and respect. As a special note, Jan got us our deposit money back lighting fast. THANKS!
A NIGHTMARE – I am devastated by the way I have been treated by this so called business. They cheated me out of thousands of dollars. They take advantage of people who are unaware of what is in store for them once they sign their name to the lease. DO NOT DO IT! RUN!!! I would like to hear from everyone that has had a bad experience with this company. It may take a class action lawsuit to put these people in their place and keep them from causing further damage to others.
HORRIBLE!!!! – This is the worse business I have ever had the displeasure of dealing with. They are horrible!!!! I rented from them for a year and a half. I paid a $1500.00 security deposit before I initially moved in. I had to move out out on Oct, 1, 2010 due to job loss and lack of income. I was charged a $500 fee for breaking the lease, then held responsible for finding another renter, charged rent through August, 2011, charged late fee for each of those future months, charged for photos, signage, advertising and administrative fees... totaling $8,865.22. I left the house spotless, yet they took photos before I had completely moved and claimed I left behind belongings and trash. I also have photos. They also charged me for bogus cleaning. These people are liars and they prey on the unknowing innocent. BEWARE!!!!!
Friendly and very CLEAN Homes – We were moving from out of town and we looked all over.We previewed so many places online and in the paper. Overall not clean and had a story. We went into Huber's office and whew. They told us we could'nt look at some places cause they were not cleaned up yet and those that we did look at were well kept and CLEAN!!!! So if it's cause the last tenant cleaned it or they did it made a huge difference. We found a suitable home and found out we would be expected to professionally clean the essentials when we moved out... OK they told us before we moved in AND actually thats what we loved about all the places we looked at that they mananged....they were really clean. They were very pleasant, and nice. They answered ALL of our questions and the paperwork was very detailed. THANK YOU Moving is stressfull but we are very happy.
Very poor management company – We have been so disappointed in Huber (HPM). The monthly fee they charge to landlords gets you absolutely nothing. Everytime they have to make a call, send a notice anything you will be charged an extra fee. If your tenant pays their rent late, not only will the tenant be charged $50 (which Huber keeps) YOU will be charged $50 which Huber keeps. The only way to elicit a response from them is to put it in writing otherwise they claim they did not get the message. They are closed early on Fri. and all weekend so prospective tenants cannot apply or look at your property except during the week. They will give you bogus ad. bills for advertisement that was never purchased. The list goes on. We are glad to be rid of them. We thought managing our own property was a hassle until we used this company, now we gladly deal with the headache because even a nuisance tenant is easier to deal with then the incompetence of HPM.
