I have recently dealt with S&S on a different level and I can honestly tell you that the owner is very much into providing excellent service to his clients (homeowners) and being of service to the renters. I've seen some really scandolous property management company's and from what I have seen, S&S is not one of them! I may have a little different opinion about how the owner handles his employees, but as far as a company and the service he provides...its a very trustworthy company. FIVE STARS!
I have used S&S for over 5 years on my 2 rental properties in West Sacramento. I am over 100 miles away and I trust them to find quality tenants. Both houses have had the same renters in them for over 2 years now! They quickly notify me when issues arise and take care of them in a timely manner. As a property owner, I have, and will continue to recommend them to friends & family members.
Friendly but not professional. I wouldn't use them. The fly by the seat of their pants waste lots of time and are late to show properties and fustrating. Getting ahold of them well the person we dealt with was new and very nice but the others were quite rude. We decided not to use them.
S&S Property Management.
I decided almost a year ago to rent my townhome, a new experience for me. S&S was recommended but I read the reviews "Slumlords" and "Crooks" and became very suspicious and nervous. I wasted a few months shopping around, comparing companies instead of dealing directly with S&S to meet them and judge for myself. I was pleasantly surprised and decided there are always TWO SIDES to every story. I took a leap of faith and signed up.
It took a few months for them to find a tenant but they kept me informed and we negotiated the rent amount and they assured me they would find a quality tenant.
So after 6 months I finally had a renter!
There were a few unexpected glitches that came up when the tenant moved in that needed attention right away and S&S personnel (Nancy in particular!) were awesome in the way they quickly called repair people and got the problems solved! I felt Nancy was working on my behalf to save me money when certain repairs seemed over priced. Since then if anything arises I call her and she gets right on it. I hope she never leaves.
I learned a lesson in not believing everything you read. My experience with S&S has been very positive and I would recommend them to a landlord or a renter. (My former next door neighbor rented through them for 2 yrs. and had a very good experience.) I rate them 5 stars.
rented a house in the summer. come fall the heater doesn't work... call after call and no repair man. Gave written notice that repair was needed. NO REPAIR PERSON. Finally called PG&E after 2 months of no heat. PG&E sent a repair person who found the heater was wired wrong. He fixed the problem. Toilet wax ring was leaking and sewage was leaking between the linoleum and flooring. They wouldn't fix it. I called west sac police code enforcement and they forced them to fix it. The owner of s & s showed up at my door with his side kick and tried to intimidate me. They don't like the police code enforcement on their back.
Bottom line, slum lords. If you are a renter you will lose. If you are a property owner your property will not be maintained.
Unbelievable.... Just by your comments below, you swayed me to not rent from you. You really don't care how you look to potential clients. By the way, its really tacky to rate yourself 5 stars...
HORRIBLE COMPANY SERVICE. From what I have read, you have no idea how to work in a customer service related business. You should be ashamed of yourself, how dare you treat a customer in this manner, regardless of how you feel personally, your customer is in need of some assistance, I believe him, you are trying to steal money from these people, and you turn around and reply with a GHETTO attitude and flip remark.

Long story short, you signed a 12 month lease agreement. Whether or not you "meant" to sign a 6 month lease agreement is irrelevant. The facts are this: At the time of the occurrence of this incident, which by the way, was over one year ago, we had performed over 218 lease renewals with no problems, accept one...this one! This review was obviously written by the lady of the house because the husband knew within 24 hours that he in fact was wrong. He acknowledged he was wrong when he saw the paperwork. Due to your signatures on the lease renewal of 12 months and the husband's acknowledgment that you had signed incorrectly, you would not have prevailed in a court of law. The last paragraph reminds me of when I was in the fifth grade, so I opt not to waste my time on it.
Long story short, we lived in a property for 2 years and at the end of the 2nd year we signed a 6 month lease renewal. 6 months passed and it was time to move out so we let them know in writing 30 days in advance and they responded that they had received and confirmed our move out date. they phoned a couple days later to let us know they had scheduled showings of the property.
so we moved out on the agreed upon date, did a final walk through with S&S and signed off on the property that everything was ok. everything seemed fine. Several weeks later we get a letter saying that we breached our lease because we signed a 12 month lease and that we were to forfeit our deposit and pay the remaining 6 months rent. After inspecting our lease renewal form, we saw that we clearly checked the 6 month box, but accidentally signed on the 12 month line at the bottom of the page. they accepted this as a 6 month lease renewal, they even stamped and initialed by the 6 month check-box!! I think that weeks after we moved out, they realized the miscommunication and the potential to keep our money and collect even more from us because of this small paperwork ambiguity. My guess is they were clueless until the home owner brought it to their attention. It was clear that our intent was to sign for 6 months, not 12, and at the time they agreed!
we took them to court to get our deposit back and the smooth-talking owner showed up and basically conned us into settling out of court because "there was no way we could possibly win". we were naive and stupid and went along with it. in the end we got no deposit but we didn't have to pay the 6 months rent.
office manager nicole was real nice until confronted with this and she turned into a mega B%#CH and lied to my face when i confronted her about the mix up.
Oh, and 2 times in a row we showed up for a scheduled showing before we moved into the house and the tool that does the showings (drives the white Tacoma) forgot to show up. They never apologized once for it.
can't recommend these losers at all.
we rented from s & s for about two years.... two different properties but NEVER once did they fix a problem we had. we went without heat in the winter months for almost 2 1/2 months but they didn't care. They lie to you all day saying they will fix things but I had to call the west sacramento police dept "Code Enforcement" to actually get them to finally fix our heater and the RAW sewage leaking out of our toilet. I have documents. They will take your hard earned money in a second but when you need them to fix something.... forget it. They care nothing about you or your kids unless your rent is due.
If you rent from them you are taking your chances and your chances of getting them to fix something are slim to none, and slim just left town. Good luck.
