Tips for Woodlake Village Apartments

WORST APARTMENT COMPLEX EVER!!! I am finally almost out of this hell hold. I'm not even sure were to begin on my review. I lived here for 16 months and have hated it the entire time. My car has gotten broken into 7 times!!! The first time my front gate clicker was stolen and I was told that if I didn't make a police report then I would have to pay $100 to replace it!! Seriously. There is no security in this apartment complex, sprinklers are always broken, pools are disgusting, the spa worked maybe 2 out of the 16 months I lived here, no parking, they charge for everything, front gate is always broken, laundry rooms are disgusting, basically everything in these apartments is despicable!! I'm afraid to see how much their about to charge me on my move out!!!

DO NOT MOVE INTO THIS APARTMENT COMPLEX!!!

I don't know why reviews are so bad. The place deserves 5 stars. Anytime anything goes wrong, the maintenance people fix it asap no problems. Its quiet, staff is very helpful.

PLEASE RESEARCH THESE APARTMENTS. To say "These people are RIDICULOUS" is insensitive and ignorant. How can you "do" something to be a victim of a crime a-hole?! I lived in Apt. #232 on the 100 side and was robbed after there were 7 burglaries within the 200 yard vicinity of the building that I was in. One of the residents had their door kicked in. When I asked management about it they said that it was unrelated. I spoke to the renters (my neighbors) and they said that it was indeed not unrelated and showed me the police report. speaking of police reports check out www.sacpd. org/crime/mapping to get an idea of what it's like. This past year is not actually that bad, in 2010 there was more activity than G Pkwy. This year's only B&E 11/8/11, Theft from vehicle 11/5/11, Theft of vehicle 11/3/11, Theft 12/3/11, B&E 11/20/11, and ASSAULT WITH DEADLY WEAPON 11/17/11. Not to bad for...... O wait last month lol. Yes I had a HORRIBLE experience living in this dump and would encourage people to not subject themselves to it. It's not that much cheaper than any other apartment complex and trust me it's worth it to spend the extra $50 a month for a nicer place that will most likely also include Water, Sewer and Trash in the rent each month unlike Woodlake Village who charges $50 to $70 a month depending on how they feel not on your usage. The staff was pretty friendly but when the environment is as bad as it is at Woodlake Village just imagine the complaints that they have to hear everyday. Of course they don't care anymore, would you? By the way before you move in they require that you have renter's insurance. I was fully compensated over $2,000.00 when my apartment was burglarized (in broad daylight) and received my funds via direct deposit within 5 days. When I spoke with the adjuster she told me that they get at least 150 claims from Woodlake Village residents per year and about 80% are valid. Do the math.

OVERALL listen to these people putting all these negative reviews about wooklake village, REMEMBER the only people putting reviews are people who usually have a HORRIBLE experience and feel that everyone should know. It's called being a good neighbor I wouldn't lie or try and deceive anyone. What would I get out of it. This is just how it is.

PS. Open your eyes.

Not bad at all. These people are RIDICULOUS... I have been here for almost a year (have a 14 month lease) and it has been great. The apartments are cheap and for a 1 bedroom I have a good amount of space. I am allowed to have my dog which is a HUGE plus. I am close to CSUS (which is the biggest reason that I moved here).

I have NEVER had any problems with thieves so I have no idea what these people do to have such huge problems. I sometimes hear people outside but I have at all the apartments I have lived at.

OVERALL don't listen to these people putting all these negative reviews about woodlake village, REMEMBER the only people putting reviews are people who usually have a HORRIBLE experience and feel that everyone should know.

PS. I don't in any way work for woodlake at all.

WOODLAKE VILLAGE DONT RENT. DONT RENT FROM HERE. AGAIN DONT RENT FROM HERE.

Management lies on a daily basis about everything. Their is no security, the gate is always broken, their is a high theft rate and its pricey for apartments that are very low class. They look for any way to make money of people be aware of what you are getting yourself into with them. Their are better apartments around sac choose them.

DONT GO THERE. When you first go they will be so nice

but if you rent the apartment, you will see the other face.

the take a deposit form me, a bout 400$

and they say it`' just for security , if you keep the place clean and every thing is ok wen you want to move, so you will take have it back

but they were lying, the take all the money and the charge me 170$ more . the apartment was in a Good condition

and it was VERY clean, but they charge me for nothing and they lie.

The manger is so rude.

if you want to break the lease, you have to pay 2000$

and you will loss the deposit too.

Do Not Lease an Apartment at Woodlake. Unless you want your property vandalized and apartment broken into, don't rent at this complex. There is no security, the gate is frequently broken. They will not properly fix damage to doors following attempted break-ins. It's not safe!

SUCKS big time. within 2-3 months living here, I've come across a lot of problems with this community.

Heres some things I've noticed that no one seems to care...

- Laundry rooms are dirty, overflowing dirty water all over the floor.

- Pathways/Walkways are dirty with animal poop all over the grassy areas.

- Security is horrible, anyone can get through the main gate because its never locked, most of the times its broken.

- CRIME scene everywhere, no wonder why this community is famous in the NEWS media for all kinds of things.

- Management doesn't want to understand their tenants problem at all. They dont even wanna listen to you.

- Gym sucks too, there are all the necessary equipements in there but not maintained at all, i bet the management doesnt even care to even go in there to have a look, cuz they dont live here. why would they care, thats exactly their attitude, you can tell.

I would not recommend this place to anyone. There are dozens of communities in sacramento, please go somewhere else. This place is cheap, that means it has gotta have some catch in it, and its clear this place SUCKS

DO NOT RENT HERE.. We have been loyal tenants here since 2004.

In the past 12 months ALONE, our truck has been broken into THREE separate times. Car alarms do not scare these thieves. Anything that is not bolted down will be taken.

Our laundry has been stolen TWICE.

Can you work-out in the "clubhouse" ? NOPE, it's overrun with punk kids smoking whatever it is they smoke.

... and they won't let us break the lease? Apparently, the renter's insurance claims and the three police reports aren't considered material enough to let us leave without having to pay some sky high penalty.

As quoted from a representative at the leasing office:

"If we did this for you guys, we'd have to do this for everyone."

Do what? Honor the fact that they dropped the ball in keeping the apartment complex a safe and nice place to live?

Don't do it. DO NOT RENT FROM HERE.

... still considering it? Keep this in mind:

I have to carry pepper spray in my hand each time I leave my apartment.

The light over our covered parking spot conveniently went out the night before our truck was broken into again last Monday. Hmmm, thank you SECURITY for making sure the complex was safe and well-lit. For all we know, they're probably in on it.

They're all over you when you are interested in renting an apartment, that attention stops once you are a tenant. Our contact person at the leasing office has conveniently been in meetings each time my boyfriend calls in to speak to her/him. T

I warned ya.
