Doesn't get any better than this!. After hearing years worth of horror stories regarding property management companies from both renters and owners, I really lucked out with Action.

I've been a renter with Action Properties since March of 2005, at two different properties.

In the past couple of years I've referred Action Properties to both potential renters and to owners alike, the feedback has all been that Action is the best company that they've ever worked with.

I decided to write a review for Action based on the bad reviews I have read. All I can say is this... In this world of Property Management Companies, Action does what they can to please all of the people all of the time, some people simply cannot be pleased.

As renter I would never rent from another company (I have enough of my own horror stories), as an owner Action would be a "1st" choice, hands down. I have had other companies represent my rental properties in the past and across the board they were awful.

To end this review I'd like to share a story about a renter that I had in San Francisco that "TRASHED" my property, left owing a month's rent, and then had the nerve to counter sue me when I sued them for lost income and damages.

I would always consider the source when someone has trash to talk.

Superior Service! for the Past Five Years!. Action Properties has managed our home for the past five years. They have provided us with superior service. They have always found excellent tenants for our home with little vacancy issues. They have always provided prompt, service to help both our needs as well our tenants needs. Dealing with a company that is responsive and honest is very important. We would recommenced anyone to use Action Properties for any property management needs!

Great Management Company. In this current market we thought it was going to take a long time to find a well qualified tenant however this was not the case. The office responded to calls and made showings as soon as we listed the property with them, their quick action paid off they found a great teanant within the first two weeks.

Terrible Company. We were approved and all set to rent a house through Action Properties, and they sent us the lease to sign. Having worked in property management before, I had some questions about their unclear and very poorly worded lease agreement. I think my daring to ask them questions ticked them off, because they refused to return my calls and four days before we were scheduled to move in, they said the house was no longer available! I challenged them, and they said it wouldn't be available on the date promised, but they never apologized for the incredible inconvenience and did absolutely nothing to find me another place or point me toward other resources in the new town we were moving to. We quickly had to find another place, which was really too small and didn't work out, requiring us to move again in 5 weeks. And because we had to scramble, we ended up with a two-story place which is problematic for me due to bad knees, and I fell the first day and broke my foot. Not Action Property's fault of course, but if we'd gotten the single level house they promised, I would never have fallen on the stairs. They also never refunded our application fee -- they are staffed by unprofessional, indifferent and incompetent people -- our advice is whether you're considering renting from them or listing your property to rent through them -- DON'T.

Did not return entire deposit. We moved into this house and it did not appear very clean. We listed as many things on a list as we could, but were assured that we could just leave it with normal wear and tear. We left the house much cleaner than we we moved in. However, upon leaving, they charged $300 for cleaning without specifying what was cleaned. When I asked they listed things I knew we had already cleaned.

We would like to bring a suit against them, so if anyone else has had the same experience, please email me. If I can find enough people with similar experience, we should be able to bring an action against them.

AVOID AT ALL COSTS! Very Unhappy!. This company is a scam! When we applied for a rental home, we were told we were the only ones who had applied, so we paid the CRAZY application fee and waited for someone to call us and tell us whether or not we got the house. WELL, NO ONE CALLS BACK! We left several messages asking about the status of the application and when someone finally answered the phone, we were told that someone else had applied before us and had gotten the house. They were not up front with us in the beginning as they wanted our application fee ($$$)! We have left multiple messages and have never received a return phone call. SCAM ARTISTS! DO NOT USE THIS COMPANY!

Poor, Poor customer service, Total scam!!. My husband and I have nothing nice to say about Action Properties. They were friendly up until they had all of our money for down payment and deposits. After that we couldn't get them to call us back when we notified them that the bottom level of the house we rented was covered in animal pellets and ants. We had two young children who we were afraid to let them walk on the carpet. Dirty... When we finally got a hold of somebody they said they knew nothing about the animal pellets and clean up would be up to us. After much arguing they agreed to send out their housekeeper and she said she never even came over to clean this property. After she cleaned the animal pellets. We had problems with a broken water pipe on the side of the house and could not get anyone to come out and fix it. Neighbors complained because it was making a mess and attracting mosquitoes. Finally they started to get sited by the city for the broken pipe and even then Action Properties did nothing about it. Customer service was horrible and they did not care about us as tenants. Backyard had a broken play-set that they wouldn't take care of as well. Which was another hazard for our children. Our contract said we would have lawn service and then that didn't happen. They were suppose to pay water bill and did not. So when we moved out we had the owner calling us demanding the water bill to be paid for the duration of the time we lived there. Well needless to say we were very unhappy and decided to give our notice of leaving only after being there three months. When it came time for a walk thru no one showed up and we lost our entire deposit of 1700.00. They never even bothered to send us a check list to where all the deposit went. I left that house cleaner than we saw it when we moved in. It was our first time renting a house and I hope we never have to do it again. If we do we will definitely check out the company before getting into contract with them and handling them over any money.
